What is a DSCR loan and how does it work in Texas?
DSCR stands for Debt Service Coverage Ratio. The lender divides the property's monthly rent by its full monthly payment: principal, interest, taxes, insurance, and any association dues (PITIA). Hit 1.0 and the rent covers the payment. That ratio, plus your credit and down payment, is the qualification. Your personal tax returns, W-2s, and DTI stay out of it.
That matters twice in Texas. First, a lot of Texas investors are self-employed, and tax returns written to minimize taxes make traditional qualifying painful. Second, Texas property taxes are high enough to move the ratio: a Dallas-area rental at a roughly 2.2% effective rate carries a meaningful monthly tax load inside PITIA, so the same house needs more rent here than it would in a low-tax state. Short-term rentals: what's actually legal where
Texas has no statewide STR law, so the city you buy in is everything. Austin licenses STRs in all residential zones. Dallas passed a ban in 2023 that has never taken effect; it sits enjoined while the Texas Supreme Court considers the case. Fort Worth's zoning ban, by contrast, was upheld in court in March 2025. Houston's first-ever registration ordinance went live January 1, 2026. Do DSCR loans require tax returns or W-2s?
No. The file is built on the property: a rent schedule (appraisal Form 1007) or executed lease, plus credit, reserves, and the down payment. That is the point of the product for self-employed investors whose tax returns understate cash flow.
Are short-term rentals legal in Texas?
There is no statewide STR law, so it depends entirely on the city. As of July 2026: Austin licenses STRs in all residential zones, Dallas's 2023 ban remains enjoined and unenforced, Fort Worth bans them in single-family zoning, and Houston requires an annual registration that began January 1, 2026. Does Texas tax rental income?
Texas has no personal state income tax, so the state takes nothing from your rental income (the IRS still does). There is also no real-estate transfer tax. The trade-off is property tax: non-homestead rates in the big metros run roughly 2% or more of value each year.
